Statesville NC Neighborhoods

Statesville has a little of everything: old homes on tree-lined streets near downtown, brick ranches in established neighborhoods, a golf community, and new subdivisions with pools and trails. Here's a plain-English guide to the neighborhoods buyers ask me about most.

Home sizes, build years and price ranges below come from public listing and sales data, builder sites and neighborhood sites as of September 2026. They're a starting point, not a quote. School assignments change, so always confirm with Iredell-Statesville Schools for a specific address.
In town

Historic districts near downtown

If you like older homes with character, Statesville has a lot of them. The city has local historic districts including Academy Hill, Mitchell College, Race Street, Davie Avenue/Broad Street and Garfield/Green Street. Several of these are also on the National Register of Historic Places, along with the Downtown Statesville Commercial District.

Mitchell College Historic District

This district is built around the historic Mitchell College campus. It was listed on the National Register in 1980 and expanded in 2002. It has hundreds of contributing buildings, mostly from about 1885 to 1930, in Greek Revival, Queen Anne and Classical Revival styles. The college's Main Building dates to the 1850s.

Academy Hill, South Race Street and East Broad Street–Davie Avenue

These are older residential streets with big porches, mature trees, and houses from the late 1800s and early 1900s. You can walk to downtown restaurants and shops. They fit buyers who want a house with history and don't mind older-home maintenance.

Mature trees, bigger lots, solid construction

Wendover Hills

This neighborhood started in 1957, and most homes were built between the 1960s and mid-1970s. Homes are roughly 2,200 to 3,600 sq ft with three to five bedrooms, on streets lined with mature trees. It's a good fit if you want space and a settled neighborhood, and you're fine with some updating.

Country Club Estates

These homes are near Statesville Country Club and were built over several decades, from the late 1930s to the early 2000s. They range from about 1,300 to 3,200 sq ft, some on lots up to an acre. Recent listings have run from the mid-$200s to the mid-$600s, depending on size and updates.

Shannon Acres

Larger homesUp to 1 acre

This neighborhood started around 1970. Homes are larger, from about 2,300 sq ft to well over 5,000, on lots up to an acre. It's one of Statesville's higher-end established areas, with recent sales mostly in the $400Ks to $600Ks and some higher.

Meadow Oaks

286251990s–2010s

Larger single-family homes built from the mid-1990s on, mostly three to four bedrooms, from about 1,800 to over 4,500 sq ft. Recent sales have run roughly $350K to $625K. It's popular with buyers who want a bigger, newer home without buying new construction.

Beverly Heights

An established neighborhood with homes built from the 1960s onward, about 1,300 to 2,900 sq ft. Recent sales have mostly been in the $225K to $375K range, so it's worth a look for first-time buyers and downsizers.

Oaks at Brookgreen

Single-family homes built between about 2001 and 2005, mostly three bedrooms and roughly 1,100 to 1,700 sq ft, off Brookgreen Avenue. It's a practical starter-home neighborhood. (Don't mix it up with the apartment complex with a similar name.)

Larkin

Larkin is built around Larkin Golf Club, an 18-hole course designed by Clyde Johnston that opened in 1996. The club is at 170 Club House Drive in Statesville. Homes were built from 1996 into the 2020s and include single-family and some attached homes, roughly 1,700 to 3,800 sq ft. Recent listings have mostly run from the high $200s to around $490K. Amenities include a pool, tennis and a clubhouse restaurant.

Hidden Lakes

A True Homes community built since 2009, near the I-40/I-77 interchange, with homes from about 1,100 to 3,900 sq ft. It has a pool, clubhouse, playground and walking trails, and a low HOA. Recent listings have mostly run from the mid-$200s to low-$500s. It has an active neighborhood website, and True Homes' newer Beaver Creek section next door shares the amenities.

Bell Farm

28625Built 2022–2024

A newer Lennar community with homes built between 2022 and 2024, about 1,450 to 2,950 sq ft. It has a clubhouse, pool, pickleball, playground, walking trails and sidewalks. Resale homes have mostly listed from the high $200s to the mid-$300s, with a modest monthly HOA.

Castlegate

Newer homesCommunity pool

This neighborhood started in 2009, and most homes were built around 2017 to 2021. They're mostly three-bedroom, two-bath homes of about 1,700 to 2,300 sq ft, with a community pool. Recent sales have run from the mid-$300s to just under $500K.

Builders are active all around Statesville: True Homes (Beaver Creek, Heritage Hall, Wheatfield Estates), D.R. Horton (Wallace Springs), Adams Homes (Swann Hills), Madison-Simmons Homes (Meadow Springs) and Greybrook Homes (Harbor Watch, on Lake Norman). Just south

Troutman neighborhoods

If you want to be closer to Lake Norman and I-77 Exit 42, Troutman is right next door. It has newer communities like Norman Creek, established lake neighborhoods like Wildlife Bay and Hawkes Bay, and a 55+ community in the works.
